  • Why do I need a Home Inspection?

    The purchase of a home is probably the largest single investment you will ever make. A home inspection helps you learn as much as you can about condition of the property before you buy so you can avoid costly surprises afterwards. 


    If you are already a homeowner, a home inspection will also help you uncover potential problems that can be corrected before they become expensive repairs. If you are planning to sell your home, you will want to consider an inspection before placing it on the market. Knowing all issues in advance gives you time to address them without delaying or otherwise putting your closing at risk.

  • Is a Sewer Scope Inspection necessary?

    Absolutely!


    A standard home inspection provides valuable insights on the current condition of a home – but it can’t always tell the whole story. If you’re planning on buying a home, especially one built over 20 years ago, you should consider investing in a sewer scope inspection. A sewer scope inspection will reveal any issues in a home’s sewage system – problems that could cost you thousands if left untreated. 

    A sewer scope inspection gives you an inside look into a home’s sewer lines. A professional home or sewer inspector will perform the inspection. They start by inserting a plumbing camera attached to a long, flexible cable into the home’s drainpipe. The scoping camera streams video to a monitor allowing the inspector to look for any blockages, tree root intrusion, broken pipes, or other serious problems with the sewage system.

    As with the home inspection, a sewer scope inspection allows you to get a better idea of a house’s overall condition. Without a sewer inspection, you may be buying a home with a faulty sewer system. 


    The cost of an inspection is negligible compared to the cost to repair a broken sewer line. Simply repairing a broken sewer pipe can cost up to $300 per foot, and the average cost of replacing sewer drains can range from $2,500 to $30,000 or more. If the damage is severe enough to cause flooding, foundation issues or mold growth, then you could be paying thousands of dollars in repairs. 


    Don’t pass on a sewer inspection just because the home’s plumbing is currently working fine. Everything above ground may be perfect, but you may have a disaster waiting under your home. A sewer scope is the easiest, least expensive way to determine how your sewer lines will perform once you move in. Don’t let a sewer backup be your first warning that something is wrong.

  • Does VIP Home Inspections conduct Mold Inspections?

  • Can my home “fail” a Real Estate Inspection?

    No. A home inspection is simply a thorough visual inspection of the current condition of the home on the day it is inspected.  Your inspector will describe the physical condition of your property and indicate what may need to be repaired or replaced to improve your selling position.

  • Do the buyers have to be at the Inspection?

    No, but we highly recommend it.  When you accompany your inspector, you are able to ask all your questions and learn about how the systems of your home operate and how to maintain them. You will have the benefit of advice from an industry expert. Take advantage of it! 

  • What is included in the report provided by VIP Home Inspections LLC?

    The Inspection PDF Report is an easy-to-reference document detailing the condition of the home's major components including items like HVAC, Plumbing, Electrical, Roofing, Foundation, Attic, Windows and more. Included within the PDF report are multiple photos for referencing.

  • How long will the Inspection take?

    Inspection time depends on the property size and characteristics. Usually a standard home requires about 3 hours, while townhouses and condos may take less. Commercial or multi-family units vary widely.

  • What happens if the Inspection reveals problems?

    Be assured that most of the issues uncovered by a home inspector are simple, maintenance-related items that are easy to correct. But no matter what the issue, it is important that you understand the problem and the cost. Talk with your Home Inspector and call licensed contractors for repairs or replacement costs.  Any problems resolved as well as a record of the repair must be disclosed when selling a property.  

  • Can the inspector fix any of the problems he/she finds?

    Although it may seem convenient to have an Inspector who is also a contractor, it poses a conflict of interest. We will inspect your home without any vested interest in repairs. 

  • Do all Inspectors look at the same things?

    No. Be sure to choose a home inspector who is State Certified and licensed. VIP home inspectors are fully trained and certified and have additional background in construction. Be assured that our personnel will not miss issues that can result in extra costs and delays down the road. We will perform a thorough inspection that will equip you with all the information you need to make informed decisions about your home.

  • How much does a Real Estate Inspection cost?

    Our Home Inspection fees vary depending on property size and start at $500 for a home and $400 for a condo. Please call for Multi-family and Commercial quotes. Our Mold Inspection (w/air sampling) fees start at $425.  Radon Testing fees start at $300. Sewer Scoping fees start at $350. Bundle your inspection and services for GREAT discounts. 


    Pricing will be delivered in writing before your appointment. Our fees are based on the estimated purchase price of the home, usually about 1/10 of 1% of the price. Although this is significantly smaller than other fees involved in a real estate transaction, a home inspection is an invaluable element in buying or selling your home. 

  • When will the report be available?

    A detailed inspection report will be published and emailed to you the same day, usually in the evening.

  • When is payment due for the Inspection?

    Payment is due at or before the time of the Inspection OR you may choose the NEW Flex Funding option for your convenience.   Please inquire about Flex Funding during scheduling!  


    VIP Home Inspections, LLC accepts all major credit cards (for a 3% convenience fee), cash, certified check, Venmo and Zelle as well.

  • How far in advanced do we need to book the Inspection?

    We operate 7 days a week, weather permitting, and can usually handle your request within just a few days. We do, however, recommend that you call as early in your process as possible to reduce any chance of delays due to necessary repairs.
